Spitzer residents move out as building closes

TOLEDO, OH (Toledo News Now) -

For the past six years, the Spitzer Building has been home to attorney Scott Ciolek's law office and his coffee shop on the first floor. He's now packing up and moving out because the building will close at the end of the month.

"[There's a] family-like atmosphere around the building," Ciolek said. "You can walk down the hallways on any given floor and bump into people you know and like. Everyone's really congenial with each other."

A tax foreclosure sale was canceled after the building's owner, California businessman Koray Ergur, paid the county roughly $190,000 to settle an outstanding property tax bill. Lucas County Treasurer Wade Kapszukiewicz says a new owner for the building can still be found by way of civil court action, because Ergur owes nearly $900,000 in outstanding loan debt, with foreclosure proceedings set in January.

"There's a private lien against Koray Ergur that takes the form of a mortgage, and even though that's a longer process, there's still a path for local control to be obtained," Kapszukiewicz said.

Kapszukiewicz and others blame Ergur for allowing the building to be neglected, including the lack of a working fire suppression system, which limits people to be allowed inside the building during normal working hours.

While the present outlook isn't bright considering a court-appointed receiver has decided the lights will go out on December 1, there's plenty of hope the building, which opened in 1896 at Madison and Huron, will be open once again.

"The elevators in the Spitzer Building work. The heating system works. It would be ripe for anyone who has the wherewithal to redevelop the building," said Ciolek.

"I can see a future for this building where maybe it's a mixed use. Commercial, retail on the ground floor, maybe up above instead of office space maybe we see apartment style living in the future," added Kapszukiewicz.
