Zillow.com is releasing our first quarter Real Estate Market Reports, which cover the Toledo metropolitan statistical area and the nation.

Results for the Toledo metropolitan statistical area:

  • Negative equity: 12.3% of all Toledo-area homeowners now have negative equity (owing more on their mortgage than home is currently worth).
  • Home values: Home values increased 1.5% year-over-year in Q1 to a Zillow Home Value Index of $110,085, resulting in a total loss of 11.2% since the Toledo market peaked in 2006. This measures the value of all homes, not just those that sold in a particular period. By comparison, home values fell 4.7% year-over-year in Q4.
  • Total market value: Homes in the Toledo area gained $1.1 billion in value during the first quarter of 2009, and have gained $448.2 in the past 12 months.
  • Foreclosures: 30.4% of transactions in the past 12 months were foreclosures.
  • Short sales: 8.8% of homes sold were short sales.
